Obtaining a permit and dealing with different departments and jurisdictions can be very challenging. This can also be very costly and confusing. The process requires a wealth of knowledge and experience to navigate efficiently. With that said, PDS can assist with the following:

Plan Review

  • Examine plans and supporting documents to identify items that may cause unnecessary hurdles during jurisdictional review.
  • If any missing information is identified during examination, it will be promptly communicated to the client so proper adjustments can be made in a timely manner.

Permit Submittals

  • Complete building permit application(s) for the client.
  • Electronically submit plans for review.

Plan Correction
Submissions – Tracking and Monitoring

  • Active and continuous monitoring of plans as they pass through the jurisdiction review and approval process.
  • Swiftly communicate to the client of any corrections required by the jurisdiction; then handle resubmission of the revised plans.

SPECIAL & CONDITIONAL
USE PERMITS

On occasion, a tenant will need to obtain a Special or Conditional Use Permit. They differ in name based on the jurisdiction, but are virtually the same. Whether it be an ice cream shop, car rental facility, or many other types of use, a Special/Conditional Use Permit may be required. At PDS, we are very well versed in securing the aforementioned for our clients. These can be very tedious to obtain, often requires several meetings with zoning, which concludes with an after-hours meeting with the Town Board and Commissioner’s office.

  • Rather than handling this daunting task on your own, PDS can manage this from submission to approval.  PDS has completed several Special/Conditional Use Permits for our clients and they have benefitted significantly from our knowledge and experience.

PUBLIC WORKS/OFF-SITE PERMITS

  • Pick up and physically submit plans to the Public Works jurisdiction.
  • Physically obtain wet signatures on Mylar plans from dry utility companies.

Tamara has over 26 years of experience in the construction industry.  Over time, she has gained valuable insights working in management positions for Owners/Developers, Architects and General Contractors.  This led to her holding the position as a Director of Tenant Improvements for a well-respected company. 

As President of PDS, she applies these resources to create and maintain successful business relationships with her clients, while providing the highest quality of services.  Tamara is a detail-oriented and dedicated individual who strives to exceed the expectations of her customer’s.
